How each charge is worked out
1. GST: 5% on under-construction flats
Urban Glenn is under construction, so GST applies at 5% (without input tax credit) on the agreement value, because every unit is above the ₹45 lakh affordable-housing limit. GST is not charged on ready-to-move flats that already have an occupancy certificate.
2. Stamp duty: about 5.6%
Karnataka charges 5% stamp duty on properties above ₹45 lakh, plus a 10% cess and a 2% surcharge calculated on the duty in urban areas (3% in rural areas). That works out to roughly 5.6% of the property value.
3. Registration fee: now 2%
Karnataka doubled the registration fee from 1% to 2% of the property value with effect from 31 August 2025, with no upper cap. Older cost breakdowns that use 1% understate your cost by about ₹1,24,413 on a 2 BHK.
